The company, Calstar, says it wants to open several U.S. plants which would use fly ash in making bricks for construction and paving. The California firm says its method uses far less energy that traditional clay bricks that have to be heated at high temperatures.

Luke Pustejovsky is a Calstar executive. He insists the quality of fly ash brick meets industry standards.

“We spent 18 months and millions of dollars on durability testing with our own labs, with outside third party labs, and this is a brick that’s built to last.”

But a trade group, the Brick Industry Association, is cool to fly ash brick. The group says the product has not yet met the test of time. The group is concerned any problems that come up could discourage customers from using brick.

the Willis Tower is doing? Shawn Allee thought it wouldn’t hurt to ask,
and went on a tour for the answer:

the Willis Tower is doing? Shawn Allee thought it wouldn’t hurt to ask,
and went on a tour for the answer:

One of the co-owners of the Willis Tower is John Huston. He says there’s plenty for
people to learn from the tower’s green rehab plans. To start – we’re at the base of the
tower, and we’re craning our necks up.

“We’re facing north. We’re looking at a hundred and ten floors, so that’s 16
thousand windows in total.”

Huston says those windows are the old single-paned kind common in 1974 – back
when the Willis Tower was finished. In the summer, the windows let heat in, and
during the winter, they let heat escape. And that black metal you see in photos? It
does the same thing.

Huston: “The building is clad in aluminum if you went outside in the winter, you
certainly wouldn’t want to wear an aluminum ski jacket.”

Allee: “You’d freeze.”

Huston: “Exactly.”

So, Huston says the first thing they’re gonna do at the Willis Tower is what he calls
“tighten the building’s envelope.” It means insulating the building from the outer
walls and replacing the windows – all sixteen thousand of ’em.

“It’s an incredible job. That’s what we have to change in order to conserve the 80%
of energy that we anticipate doing.”

Huston says energy consultants pretty much give homeowners the same energy
advice. He says, the nice thing is, once you do that it’s easier to figure out what’s
next.

“Watch your step.”

Huston takes me into the guts of the Willis Tower. This is where it’s heated and
cooled. He says since the building’s gonna waste less energy, he won’t need such
powerful equipment.

Huston: “A lot of what’s in here will disappear or shrink.”

Allee: “So what is this?”

Huston: “This is an electric boiler. It provides hot water to heat the building. Each
one of these consumes enough electricity to heat and light a town of 6,000 people.
We have eight of these throughout the building. It’s not just the boilers. in this
section behind us, you have all the pumps that move hot water throughout the
building. Each one of those pumps is hooked to an electric motor, and 50% of them
can be eliminated.”

Huston says the take-away here is that once a building requires less energy to heat
and cool it, the other savings can kind of cascade from that.

But there’s another lesson homeowners can learn from the Willis Tower’s green
rehab.

The architecture firm that planned this project is called Smith and Gill. Gordan
Gill tells me, their work was made easier by the fact the Willis Tower owners keep
records of their power use.

“When you’re designing something new, you’re predicting the performance of
something. Here, you can actually test it, since you have records of how much
energy was spent, how much energy was used – you know where you stand, exactly.
And so now, you can do mock-ups and tests and things like that.”

Gill says that’s a good reason for homeowners to hold onto their power and heating
bills, too. He says if you’re confident in your actual costs and likely savings, you’re
more likely to follow through with your rehab project.

“And that’s important because you’re avoiding the obsolescence of these buildings,
and I think that’s true from everything like Willis to people’s houses.”

The rock, soil and tiny plants in a green roof help insulate a building.

Researchers at Michigan State University think they’ve found another
benefit, too.

Brad Rowe says the tiny plants absorb carbon from the air. Rowe says the
plants are small, so this carbon sequestration effect is small, too. But
he says green roofs are still better than plain-jane roofs.

“You have all these roofs everywhere and basically, they’re doing nothing
– they’re essentially dead. So, putting plants on them is one way to
sequester carbon above ground, in the leaves and stems, the roots, and even
in the soil that’s on top of the roof.”

Rowe says if Congress ever puts a price on carbon emissions, green roof
owners might get credit for sequestering carbon – and that could cut a
green roof’s high price tag.

I meet Julia Christensen in Gary, Indiana.

She’s here for an art project: She’ll photograph buildings in Gary and ask people how they could be re-used in the future. I’m supposed to be the chauffer.

Christensen: We’re going to 5th avenue.

Allee: Where is that, exactly?

Christensen: Right. Uh…

Well, I’ll get to her current project in a sec but with all these wrong turns – I’ve got a chance to ask about her artwork in general.

I mean, what’s the point of documenting how people re-use buildings?

“Looking at use of urban space. It’s a structure we all share. No matter how you interpret it, there it is on he ground in front of you.”

Christensen’s got plenty of examples. She’s done photo exhibits of buildings in several cities, and she wrote this book called Big Box Reuse. It’s about how people reused buildings abandoned by Wal-Mart, K-Marts and other big retailers.

She photographed one big box store that got turned into an indoor go-cart track. Another became a school. And one store turned into a museum dedicated to the canned meat, SPAM.

“What it did was create this niche tourist industry. Over 10,000 people a year come to the SPAM museum and they spend money in the town, and it’s actually done something toward revitalization of this city, you know.”

Christensen says the point is that when big box stores get abandoned, they’re often a blight – kinda like one-building ghost-towns with enormous parking lots.

She found people assumed they were the only ones facing this problem.

“They’d be like, ‘huh, that’s interesting. You mean other people are dealing with this? How did they deal with those glass panes and those central pillars?’ And I became story-telling person who had information about big-box re-use.”

Christensen says she’s got a new art project. She’s interviewing people about old industrial sites, commercial buildings and homes. She’ll write stories about how these buildings could have totally new uses thirty years from now. Then, she’ll put photos and text together for art exhibits or maybe a book.

“It’s like an exercise to take these photos and write a caption for them in the context of the next thrity years, so it’s a little more exploratory.”

Right now, Christensen’s touring Rust Belt cities that are dealing with abandoned buildings. Gary Indiana is just one stop.

“So, we’ll turn left at Broadway.”

Christensen got a tip about a closed building.

“It is a closed performing arts school. It’s closed a few years ago when the city had to consolidate the schools.”

Christensen and I meet a young man named John. He lives nearby and he tells Christensen the closed school’s kind of an open wound.

“Kids just running through there, trust me. You see how the windows broken in?”

But Christensen asks John, What about the future? What could it be?

“I always thought of this being a recreational center for the kids. People can be indoors and play basketball and stuff all year round, stuff like that.”

Christensen notes all this and takes some snapshots of the building.

She’ll do this again and again in Gary and other Rust Belt towns. Christiansen says she wants to return some day – maybe with a book or photo exhibits. She wants people talking about what could happen to these places.

“People can come to arts and access a photo or a sculpture or a creative website from across the board, so I see the arts as central in the conversation about what our future is going to look like on the ground.”

Christensen says documentaries or art can’t solve all the problems people face with abandoned buildings but maybe it could be a good place to start.

Legislation to Make More Efficient Homes

This session of Congress has pledged to take on

is already awaiting action. But the House has
already passed the sweeping Clean Energy And

the way homes are built in this country. In short,
they’d use a lot less energy. Tamara Keith has more:

The bill would require a re-write of building codes. New homes would immediately have to be 30% more energy efficient. And the requirements would keep getting tougher from there.

The idea is controversial. But for Alex Dean, building efficiently is just the way he does business.

“It’s building to a higher standard. And we really enjoy building fine projects for people who want it done right.”

Dean is the CEO of the Alexander Group, a home design, build and renovation firm in Maryland. He’s showing me around a green remodel.

“This is the entry from the garage into the new addition.”

Dean and his team are putting an addition on a home in an upscale Washington, DC suburb.

He’s designed every detail with an eye to energy efficiency, starting with the insulation. He used a spray foam. It costs about twice as much as the insulation required by current building codes.

“You know, it’s worth it, and in the overall scheme of building the house, it’s not that much money.”

On this hot humid day, you can feel the difference the fancy insulation makes.

Keith: “It’s cooler than it is outside.

Dean: “Yeah, yeah.”

Keith: “And there’s no AC running in here right now.”

Dean: “No, not at all. And this building is directly in the sun. But that’s how effective this is. This is keeping some of the coolness from last night when it was in the 60s.”

That means he can install smaller heating and air conditioning units that use less energy.

The windows are double paned. The lights, all compact fluorescents or super efficient LEDs.

It’s projects like this one that make Bill Fay confident home builders will be able to handle greener building codes. Fay is the executive director of the Building Energy Efficient Codes Network.

“We know it’s achievable. And we know it’s achievable using affordable technologies. It’s just now a matter to have the resolve to do it.”

Past efforts at greening the building codes met with stiff opposition from home builders and failed to make it through congress.

Koteri Callahan is president of the Alliance to Save Energy and she says the stakes are high. Buildings are huge energy wasters.

“Every house and every office building that goes in the ground today is going to be around for decades and decades and in some cases centuries.”

But these days, the ground isn’t being broken on very many homes. The industry is in a serious slump.

Bill Kilmer is the head of advocacy for the National Association of Home Builders and he doesn’t want members of congress to forget about the industry’s struggles.

“Consumers certainly in the last year are stepping back and said, ‘what can we afford.’ And so we’re trying to take a mainstream, if you will, that says, ‘people want this.’ How can we get to that point, and how can we get there reasonably, and take afford-ability into account.”

Kilmer says the building industry is taking environmental issues seriously, and recently created a voluntary green building certification program.

But, he says the House bill moves too far too fast. He says builders would like until 2012 to meet the 30% efficiency goal.

“You really don’t have the equipment or the materials that are ready and ramped up to make the adjustments in the marketplace to bring those things to bear, without a tremendous cost burden that’ll be added on to the production of the housing and that obviously is going to be passed on to someone, and that’ll be the consumer.”

This question of affordability is a big one. And it seems like everyone has a statistic to make their point.

Green roofs are increasing in popularity across the US, especially in cities, where
there’s not a lot of space for gardens. Sabri Ben Achour explores the trend in
Washington, DC, where the city government is promoting the practice for it’s
environmental benefits:

In Washington, you can see flowers and vegetables growing on top of homes,
businesses, even government buildings throughout the city. DC officials say
Washington has nearly 70,000 square feet of rooftop greenery. Only Chicago has
more.

One big fan of these so called green roofs is a popular small hotel, Tabard Inn, just a
few blocks from the White House.

“There’s about 10 varieties of sedum on this roof.”

Sarah Murphy is giving a tour. She’s a horticulturalist.

“This is a very pungent oregano here on the corner, it looks heavily used.”

The city of Washington pays building owners about one-fourth of the cost of
incorporating greenery on rooftops. One big reason? Rainwater runoff.

Sarah Loveland works for an environmental consulting non-profit called DC
Greenworks.

She says Washington has what’s called a combined sewer system. The sewer
system doesn’t just take in what’s flushed down the drain, but also all the rain
running off roofs and streets.

“If you imagine that our sewage treatment plant has a dam, and the sewage system
combines with the storm water system before the treatment plant.”

So, when there’s a heavy rain, that dam at the sewage treatment plant overflows.

“You have both raw sewage and runoff from the streets going directly into the river
untreated.”

Three billion gallons of it a year, at one point.

The EPA sued the District of Columbia.

The city had to spend $150 million to address the problem. Part of that money goes
to green roof grants.

The green roofs slow down rain water – give it some place to soak instead of just
running off straight down the gutter. The city says roofs in the city prevent a million
gallons of storm water runoff from entering the Potomac River.

The roofs also insulate buildings – especially during the summer. Some studies
show they reduce energy costs by 20-30%. And they reduce the heat island effect in
the city, since they don’t get blisteringly hot like traditional roofs.

Green Roofs even offer some habitat for creatures, like bees.

Sarah Loveland with Greenworks, the consultant agency, says rooftop gardens are
also increasingly popular for growing food.

“Veggies are really popular, herbs are really popular – this is a trend that’s taking off
in the restaurant industry. There’s a lot of buzz around it.”

Blueberries and herbs abound in the rooftop gardens of the Tabard Inn, where Paul
Pell is executive chef.

“Yeah, we go up and get whatever we want, so it’s fresh. We just climb out the
window when we need it. Chocolate basil goes with ice cream, nasturtiums go with
soups and salads.”

Washington has an advantage over some larger cities in its promotion of rooftop
gardens because federal law prohibits skyscrapers in the nation’s capital, so most
buildings don’t cast shadows over their neighbors.

As a result, most rooftops are sunny – all they need is greenery to soak up the rays.

Portable Classrooms Get a Makeover

I’ve actually taught a class in one of those temporary, portable classrooms. It was in the early morning at a community college.

Students would walk in droopy-eyed. My job was to keep them engaged and awake.

Not an easy task – the room was either too hot or too cold. And the ventilation system made weird noises.

But, some experts say portables don’t have to be that way. They can be the kind of room that educators actually prefer.

Michelle Gould is a teacher and parent at the Carroll School in Lincoln, Massachusetts. And she teaches in a new kind of portable classroom.

“The air is very clean in here. It smells like the outside. It doesn’t smell like air conditioning or heating. The lighting is very good for not working under natural light. It seems like you’re outside. And it makes a big difference tutoring kids.”

Tutor: “Did you write your last name, Will? No? Very good, nice spacing. Close your books and put your pencil down.”

The Carroll School’s main building is a brick mansion from the early 1900s.

It is stately, elegant. The portable next to it is not. It’s boxy, and has a flat, white roof. Kind of ugly.

But, when you walk in to the portable you feel a change. It’s comfortable!

Cliff Cort is president of Triumph Modular, the firm that leases the country’s first green portable classroom.

“This is a vestibule, we think is a necessary ingredient to almost all buildings, because it controls the weather from the outside to the inside.”

Vestibules aren’t typically found in modular classrooms. Neither is the paperless drywall that eliminates mold, or the sensors that “learn” the best way to control the heating.

“If the teacher tends to come in early on Mondays, the building will begin to learn her habits, and then turn on the heating or A-C just before she gets here. And if they start to take off half a day on Wednesdays, the building would start to learn that no one is here in the afternoons, and then they can shut down. So it helps manage the use of the HVAC system.”

Cort points to the domed skylights known as sun tunnels, which bring in daylight.

“But they don’t bring it in a way that’s too harsh. As you can see, this is screened a bit. So it’s diffused light.”

Triumph Modular is just one of the companies making these more environmentally friendly modular classrooms.

Tom Hardiman is director of the Modular Building Institute, a trade association for dealers and manufacturers of commercial modular buildings.

“Improved acoustics. Improved daylighting. There are countless studies out there that show that it does improve the learning environment.”

Hardiman says many of the old-style portable classrooms end up being used for 20 or 30 years. The problem is they weren’t meant to.

But higher-end portables, like the one in Lincoln, Massachusetts, are built to last.

And, because of the modular construction, they’re greener.

“We typically produce much less construction waste material than site-built construction. Because our factories buy in bulk, they can resuse smaller pieces of material. If you’ve been on a construction site, you’ve seen dumpster after dumpster of two-by-fours and drywall and siding sticking out of the dumpster. There’s just not that much waste with modular construction.”

Hardiman says that green portables are the wave of the future.

They’re not the cheapest solution. But Hardiman says they do provide the best learning spaces on campus.

Growing a City in a Greener Way

For many small town mayors, growth is all good. After all, more houses means more tax revenue, more retail, more jobs. One Alabama mayor agrees, but he also recognizes green space is an amenity worth keeping. And for that, the timing couldn’t be better. Gigi Douban reports:

Here at the grand opening of a subdivision in Trussville, Alabama, a few dozen families gather outside the sales office for the usual ribbon cutting with giant scissors.

Soon, everyone heads down to the Cahaba River. The river literally will be in the backyard of these houses once they’re built. On the river, they’re having a rubber duck race.

It’s gimmicky, but these days developers will do just about anything to attract potential buyers.

Another developer had approached Trussville about building homes along the Cahaba River, but then the housing market took a nose dive. The developer wanted out.

Trussville Mayor Gene Melton says the city would have been crazy not to buy the land.

“This property was probably going to sell for $35,000 or $40,000 an acre. We got to the point where we were able to acquire this for $4,500 an acre.”

The city could have turned it into an industrial park or zoned it for retail. But instead, they’ll turn it into a greenway. It’ll connect to nearby parks with the river as the centerpiece.

Now, the mayor of Trussville is not a staunch environmentalist, by any measure. He tools around the city in a gas guzzling SUV. He’s pro-development. But, he says, the same way a city needs development, it needs greenspace, too.

“Have you ever flown in to a big city like Atlanta or Los Angeles and for miles and miles all you see is rooftops? Well that’s how not to build a city.”

The Cahaba River watershed stretches through Alabama’s most populous county. Recently, heavy development along the Cahaba has polluted the water. It’s endangered habitats not just here, but downstream. Trussville is very near the headwaters, so what happens there affects the entire river.

Randall Haddock is thrilled about the new greenspace. He’ a field director with the Cahaba River Society, a conservation group. Haddock says the Cahaba River is among the most biologically diverse in the country.

“It turns out that Alabama has more fish species, more snails, more crayfish, more turtles, freshwater snails more than any other state in the US. So when it comes to things that live in rivers, we’re at the top of the list by a long way.”

Haddock says all along the Cahaba, he’s seen plenty of examples of how not to build near the river.

He says this greenspace is an example of how easy it is to minimize impact. Keeping grass on the ground not only means a cleaner river, but it might help reduce flooding.

“When you make so many hard surfaces, the water runs off real fast and gets into the river real quick. And you’ve increased the volume of water and the only response that a river can make is to get bigger.”

The bank erodes, the water is polluted and soon, you start to see species diminish.

David Dobbs is the city’s high school environmental science teacher. He takes his students out behind the school to check on the river. The result: a clean bill of health.

“All the little bugs, they end up being food for the fish, and the more they are of the good ones that are here, that means there’s more food for the fish, so therefore there’s more fish, it’s a very healthy part of the river.”

Trussville, like many small towns, still says without growth, there’d be no city. But now they know, that growth has to protect one of its top amenities – the river.

In 2000, the US Green Building Council introduced a program that certifies “green” buildings. It’s called LEED. That stands for Leadership in Energy and Environmental Design. A new version of the LEED standards is being released today, April 27. But Samara Freemark reports some critics see serious flaws in the LEED program:

The biggest energy users in America are not cars and trucks – they’re buildings. Buildings use about 40% of the nation’s energy. In 2000, the US Green Building Council introduced a program that certifies “green” buildings. It’s called LEED. That stands for Leadership in Energy and Environmental Design. A new version of the LEED standards is being released today, April 27. But Samara Freemark reports some critics see serious flaws in the LEED program:

Before LEED came around in 2000, developers didn’t really spend a lot of time worrying about whether their buildings were green. They were designing and constructing buildings they could market. Green just wasn’t a priority.

“It was always the last thing on the agenda for the staff meeting, because nobody really understood what success looked like.”

Brendan Owens is a LEED spokesman. He says the people who came up with LEED wanted to change the culture of building in America. Make building ‘green’ marketable.

And they realized that to do that, they’d have to define what a green building looked like.

So they created a checklist. Install solar panels and you get points. Bike racks: more points. Get a green roof – somewhere you can grow plants — add some points.

Enough points and the developer gets a LEED certification. Certified buildings get a plaque. Developers get the PR boost that comes from building green. The public gets a more sustainable building. That’s the idea, anyway.

The program really caught on. More than 10,000 projects are currently going through the LEED process. And universities, municipalities, even the federal government are writing the standards into their own codes.

But critics say the system might be spreading too fast.

“The people who are writing the LEED Standards are in effect writing our country’s most important laws.”

That’s Henry Gifford. He’s a building engineer in NYC. He’s also one of LEED’s most outspoken critics.

Gifford says it’s possible to earn LEED certification – and cash in on the PR benefits of being green – without actually fixing a building’s biggest environmental problem.

“The 3 most important things to make a building environmentally friendly, are energy use, energy use, energy use. All the other things in the LEED checklist, which I think are wisely chosen and very important, they pale in comparison to the energy use.”

The LEED checklist does give points for good energy use- a lot of them, actually. But it doesn’t enforce energy efficiency.

Instead, developers win points by predicting their buildings will perform well. Developers do have to submit energy use data once their building is up and running. But if the building turns out not to save any energy? Brendan Owens says…

“What we do, is we notify the building that they’re not performing up to their potential.”

But no one’s coming around to unscrew that accreditation plaque. The building gets to keeps its certification.

On average LEED buildings seem to do better than others on energy use. But there are plenty of LEED-certified buildings that do use more energy than comparable non-certified ones.

Gifford says that’s unacceptable. No energy hogs, no matter how many bike racks or green roofs they have – should be allowed to call themselves green.

“It’s a scandal to have any underperforming building win or retain a rating for being green. I’m sorry. Every building labeled as green should have very good energy performance. Until we get there, we’re making believe.”

LEED doesn’t claim that certified buildings are perfect. Instead, Brendan Owens says the standard is meant to provide a holistic measure of greenness.

“I’ve heard LEED certified buildings described as sustainable. And there are a few, but the lions share of those projects haven’t achieved it. But that doesn’t necessarily mean that the rating system is flawed. It just means that people are misunderstanding what it’s about.”

In other words, people are reading more into certification than they should. Critics like Henry Gifford worry that will lead to complacency when it comes to truly greening buildings.

If you think century-old windows have to be rickety and leaky, Jack
Spicer would like you to come to his place.

He’s eager to show off windows on his Chicago two-flat, built in 1908.

“So, here’s an example of the way an old-fashioned wood window
looks from the outside a hundred years later. These windows are
longer-lasting and obviously better looking than any replacement window you
can find.”

It’s no surprise Spicer makes this pitch.
He’s with a group called Preservation Chicago, and he’s on a campaign
to save wood-frame windows from the onslaught of vinyl and aluminum-framed
replacements.

Spicer’s losing ground, even in his own neighborhood.

“This apartment building replaced their windows. The next building
replaced all their windows. If you look across the street at this huge
courtyard building, there’re about 48 units in there. Those windows were
fine, and those windows are now trashed. They went into a dumpster and are
now in a landfill somewhere.”

But if old wood-framed windows are so great, why do so many US homeowners
replace them?

“Somebody told them it would save them money if you put in brand-new
replacement windows. Everybody’s taught that – you read about it, you
see the ads. All the replacement window (companies) tell you, if you’re
American and you love your children, you’ll replace your windows. Well,
we’re getting over that now, I hope.”

Spicer insists replacing your windows is not an environmental slam dunk.

He says if old wood-frame windows are properly sealed and have storm
windows, they’ll hold heat almost as well as replacements.

I ask Spicer for numbers on this, and he sends me to Mike Jackson, with
Illinois’ Historic Preservation Agency.

“Several years ago, Vermont as a state did a study and they looked
at repairing windows, adding storm windows, replacing windows, and what it
really came down to was, how leaky are your windows? If they were
reasonably tight, there wasn’t a lot of savings to replacing your windows
at all.”

Jackson says a new furnace or insulation are better pay-offs, and
replacement windows often last just a few decades.

“We’re throwing away items that lasted for a hundred years with
simple technologies and replacing them with more complex things with
shorter life spans. In our line, the reason they call them replacement
windows is because you have to keep replacing them.”

Well, people in the replacement window industry don’t take kindly to
this.

One rep told me the short life span of replacement windows is overblown –
high quality ones last longer.
And he told me, if energy prices rise in the future, replacement windows
become more competitive.

So, is it worth replacing old, wooden windows?

“There’re many factors and that’s why it’s, in our opinion,
not so clear-cut.”

Christian Kohler studies window technology at the Lawrence-Berkeley
National Laboratory.

He says replacement windows are better on energy, but it could take decades
to get a good payback and by that time, you might need to replace them
again.

Anyway, Kohler says there’s an alternative.

If your wood windows are in good condition, you can add storm windows that
have what’s called a “low – E” coating.
The coating helps retain heat.

“It’s applied to glass and it’s virtually invisible. It
doesn’t have a color or anything.”

Kohler says if preservationists want to keep wood windows around on account
of their looks or long-term value, it still makes sense to crack down on
leaks and get good storm windows.

It doesn’t make sense to waste energy on account of beauty when you
don’t have to.
