New Houses Get a Little Smaller

The American dream of home ownership has become a trend of bigger and bigger houses. The square footage of new, detached houses crept upwards for decades even though families shrank. Recent economic troubles have stopped the big house trend. Shawn Allee reports:

Housing stats kinda say it all.

Just after World War II, brand new single-family detached homes were about 1100 square feet.
By 2007, they were twice as big.
One builder, Andrew Konovodoff, says 2007 was the peak.

Konovodoff: My analogy is, you go to McDonalds, you can up-charge or supersize your meal and get a couple hundred extra french fries.

Alee: People did that with homes?

Konovodoff: Yeah. Money was available. People bought more home than they needed. Now, I think people have trended back the other way.

Konovodoff’s right.
The U-S Census bureau says brand-new homes shrank for two years straight, and home builders say they’re going to build smaller for at least another year.

That hasn’t happened in decades, and builders like Konovodoff are adjusting

In the smaller square footages you won’t see a formal dining room … you’ll have an eat-in kitchen. We’ve pushed out the formal dining room.

Konovodoff says he’s considering even smaller designs.
He says it’ll be trickier to make a good living, so he’s not exactly happy with the trend.
But there are people who are glad houses are getting smaller.

One of them’s Alex Wilson.
He edits a magazine called Environmental Building News.

Wilson: In building a house, we need lumber, new windows and a whole range of building materials. It’s just common sense that a smaller house will use less materials. Even with any material, a so-called green material made from recycled content, there’re still impacts from manufacturing that product and shipping it to the job site. So, when we use less, we reduce environmental impact.

Wilson says the size of new homes has dropped just a bit … maybe the equivalent of a big closet or a tiny, tiny dining room.

He’d like homes to see homes get even smaller, but that won’t happen until our heating and cooling bills jump higher.

Wilson: I think if we were paying five dollars a gallon for gasoline and equivalent prices for natural gas and heating oil, then we would see a much more dramatic drop in house size.

Wilson says most of us won’t demand or build small houses until we truly fear a life-time of high utility bills.

A few giant babies made the news last year. One was even 15 pounds.

“At guess at some point you can’t make bigger babies (laughs) so maybe we’ve maxed out.”

That’s Dr. Emily Oken with Harvard Medical School. She says babies are getting smaller. She studied records of more than 36 million births and found the birth weight of the average full term single baby actually decreased over a 15 year period.

But it was just a couple of ounces. Dr. Oken says that’s not a big deal for most healthy babies.

“But, is there an underlying reason why perhaps babies might be getting a little bit smaller and does that exposure have a short or longer term health implication for babies?”

She says she ruled out factors such as age, race, tobacco use, and birth complications. Dr. Oken says next, she wants to study mother’s diets, exercise, stress, and exposure to environmental toxins as possible causes.

to the government this week:

These nuclear companies envision reactors in tiny power stations or even
factories. They expect good sales because nuclear power creates almost no
carbon emissions.

But before they can sell even one reactor, they have to go through a
nuclear gate-keeper. That’d be the federal Nuclear Regulatory Commission.

NRC spokesman Scott Burnell says, today, the government is laying out the
ground rules.

“The NRC has focused on large commercial scale nuclear power plants for
several decades. We have requirements for safety systems, for security
where these small reactor designers need to look at our requirements
closely, to make sure they can meet them.”

Burnell says some small reactor designs include technology the NRC has
never approved before.

He says it could take the government up to ten years to evaluate those
designs.

and Indianapolis. Julie Grant visited
one city that’s embracing its newfound
smallness – and trying to un-build some
of its neighborhoods:

of its neighborhoods:

For decades, Youngstown, Ohio has been a city looking to its past. It was booming in the 1950s. The steel industry brought good paying, reliable jobs. City leaders back then planned for the population to blossom above 200,000.

It never got there. The steel mills closed, and people left. Youngstown lost a lot of people.

Mayor Jay Williams says that about ten years ago, they started holding community meetings. They wanted to figure out how to make the city run better for the 80,000 people who are still here.

“While it was an acknowledgement of the fact that we were going to be a smaller city, it also was an understanding that smaller didn’t have to be inferior. And that started a series of things that led us to where we are today.”

Now they are in the process of demolishing 2,000 abandoned homes and other buildings. They actually want the people to leave some areas – so the city doesn’t have to spend money on things like power, utilities and snow plows on those streets.

Mayor Williams says, in some neighborhoods, there are entire blocks that are abandoned, except for one or two houses.

“So from that standpoint, we do have a moral, and an ethical and legal obligation as a city to provide certain services. But what we’re trying to do is balance that with the fact that sometimes it doesn’t make economical or business sense.”

A lot of the times those holdouts are older folks, who don’t want to move – and might not accept that the city doesn’t plan to return to its former glory. The new leaders want to embrace the city’s new small-ness – and improve the quality.

Thing is, most of the leaders in Youngstown today are – young. The mayor is 37, the Congressman is 36, and Community Organizer Phil Kidd just turned 30. Kidd says his generation doesn’t really remember those glory days of the steel mills.

“So we don’t remember how things used to be. We’re not bitter about what happened. We are here by choice in Youngstown as young people. And when you bring that to the table, there’s a different type of lens in which you look at Youngstown, I think.”

Kidd says his generation can see that the infrastructure needs to be the right size for the people who live here now.
He says making the necessary changes will open up all kinds of new opportunities for Youngstown.

“And we look at it as almost a blank canvas, in a way, to really be progressive about being as kind of new urban pioneers, in a certain regard. But with respect for the history for this community.”

And that new vision is inadvertently attracting some young people back to the city.

Maggie Pence grew up in Youngstown, and like a lot of people, moved away after college. She needed a job. And some hope for a bright future.

“When I left, I thought, ‘this is just, nothing’s ever going to change.’ It’s always going to be lamenting the steel mills, waiting for the next big savior. It was the waiting, just waiting, to see what was going to happen.”

Today, Pence is swinging her 11-month old daughter at a park just north of downtown Youngstown. She and her husband are renovating what was a boarded up, foreclosed house nearby.

Pence largely credits city leaders for her decision. When she saw their plan, called Youngstown 2010, she decided it was time to move her family back from Brooklyn, New York, to Youngstown.

“Yeah, I mean, seeing 2010 and seeing what they were doing and having make sense to me made me realize that you could come home again, kind-of. I mean, okay, there’s a future.”

The city isn’t sure exactly what it’s going to do with all the new open space – once all the abandoned houses are demolished. Some people are planting trees and neighborhood gardens. Community leaders say the people who live here will have to decide what they want the new city to look like.

A lot of shrinking cities in the Rust Belt will have to figure that out. Sooner or later, shrinking tax bases won’t support all those barely used streets, sidewalks and water lines.

Mice Morphing at Warp Speed

changes, and how they seem to be linked to humans:

Tall Trees Park is a little patch of green in Glenview, Illinois – a
northern suburb of Chicago. About a hundred years ago, a lot of this area
looked a lot like this. It was mostly farms and pasture and forest. And now
of course it’s a lot of strip malls and subdivisions and stuff. And the
population has grown seventyfold. The climate has changed, too. It’s
gotten a little warmer, a little wetter.

And all this has made life a lot different for the northern white-footed
mice who live here. It’s actually not just made life different for the
mice, it’s changed the mice themselves.

That gets back to a guy named Oliver Pergams. He’s an ecologist, and in
the mid-90s, he was looking at deer mice who live on the Channel Islands
off the coast of California. And he was taking these mice and comparing
them to museum samples of the same kind of mice from the same place, but
decades earlier.

“And I found something kind of strange – that the older specimens were
larger than the newer specimens, so they shrunk in size over a period of
about 30 or 40 years.”

That got him wondering if those relatively quick changes are happening in
other places. So years later, now on the faculty at the University of
Illinois at Chicago, he gathered up some of those White Footed Mice from
the Chicago suburbs. And he went to the Field Museum of Natural History…

… where they have a hundred years of dead mouse specimens stored in
white metal cabinets.

“Here we have trays and trays of the northern white-footed mouse.”

With a tiny caliper, he’d measure their skulls, their feet, the distance
from their eyes to their noses.

“So this one here was collected by Aikley in 1903.”

And he compared mice from before and after 1950.

“Here are some skulls, this one was collected in 1989.”

Lo and behold, these mice had grown: by more than 10% on some measures.

This phenomenon goes way beyond Chicago. Pergams measured more than 1,300
rodents from four different continents – Alaskan lemmings, Mexican
gophers, Filipino rats. Some of them got bigger, some smaller. But across
the world, most of the animals have changed over time spans thought to be
mere evolutionary eyeblinks.

The next step is to figure out why.

“You can’t get in a time machine and go back and look to see what
actually happened. So the next best thing is to see if there’s
associations or correlations with big factors.”

He found the variations correlate with changes in climate and human
population density. The exact reasons aren’t clear – more people might
mean more yummy trash for the mice to eat, for example. That’s going to
take more research to figure out, and these critters might be overdue for
some extra attention.

“One of the questions is, well, why didn’t anybody notice this before?
And I think the answer is, they haven’t looked.”

Larry Heaney curates the Field Museum’s mammal collection. He says
Pergams’s research opens up new questions about how animals respond to
changes driven by humans.

“The implication is, these animals are changing very, very rapidly. So in
a sense, it’s good: they can change. But the other side of the coin is,
they’re having to change.”

Now, the question is, is this happening in other species, too? What about
birds or bugs or plants?

“There’s been this default attitude that if you go to one place and you
capture or you observe animals or plants, that essentially there’s going
to be the same animals or plants 50 years or 100 years later. I don’t
think that’s possible to assume at all. We have to include the fact of
this change in all of our decisions, from ecology to evolutionary biology
to conservation.”

Pergams’s findings show that even the most common creatures have more to
teach us – when we ask the right kinds of questions.

For the past 35 years, houses have gotten bigger and bigger. The square footage has increased 53%.

But, starting in the second half of 2008, that changed. And the trend to smaller houses is continuing this year.

Steve Melman monitors trends for the National Association of Home Builders.

He says, during past recessions, new house sizes decreased because smaller was more affordable. As soon as the economy recovered, the trend toward larger homes continued.

He says that might not be the case this time.

“This could be a change in that the homes might incorporate better design, better energy features, green features, but not necessarily increase in size.”

A national survey of home builders found 59% are already building smaller homes or planning to build smaller homes in the near future.

Shape-Shifting Fruits and Veggies

Vegetables can be really odd shapes.
But what if you could alter fruits
and vegetables into just about any
shape you wanted? Some avid gardeners
come up with strange looking hybrids,
but Julie Grant talked with a researcher
who’s taking the shape of produce to
a whole new level:

It’s time to start planting your garden this year. But maybe you’re tired of long, thin
carrots, huge watermelons, and round tomatoes. Julie Grant spoke with one researcher
who’s trying to give us some more options in the shape of fruits and veggies:

Ester van der Knaap steps gingerly around the greenhouse.

We’re at the Ohio State Agricultural Research and Development Center in Wooster.
The plants here are as tall as we are.

Van Der Knaap points out short, round tomatoes – and some odd-looking long, thin
ones.

“That’s one gene. One gene can make that difference.”

Van der Knaap’s team discovered that gene and isolated it. They call it the SUN gene.
And they’ve been able to clone it in tomatoes.

“You see this one is pretty round. It does not have the SUN gene. And that first one
makes a very elongated fruit, and it does have the SUN gene.”

Van der Knaap’s research could lead to square-shapes – something she thinks the
tomato industry might like. Square tomatoes fit better into packages. And, overall,
square tomatoes might be easier to work with than the common round tomatoes.

“They are mechanically harvested. So if you have a very round tomato, it would roll off
conveyor belts, it’s not very handy.”

So far money for her research has come from the National Science Foundation – not big
ag.

Van Der Knaap is quick to note – her tomatoes are not genetically modified.

You might remember the Calgene tomato which was made firmer by manipulating the
tomato genes with a gene from chickens. Van der Knapp’s just isolating the genes that affect the
shape of the tomatoes. Turning them on or off alters the shape.

Designer fruit shapes are gaining popularity. Check out any seed catalog, and there’s
a huge variety – some large and segmented, some pear-shaped, some oval, some
resembling chili peppers.

People have been cross-breeding tomatoes to make the shapes they want for a long
time. But this is not the same thing.

“It’s just funny, ‘cause my brother was working with some genetic things with tomatoes in
our attic.”

Dick Alford is a chef and professor of hospitality management at the University of Akron.

The difference between what his brother – and lots of other folks have been doing – and
what van der Knaap is doing is the difference between cross-breeding and locating a
specific gene that affects the shape of tomatoes.

The only other gene like this that’s been found so far was discovered by van der Knaap’s
advisor at Cornell University.

They’re trying to make uniform, symmetrical shapes out of curvy and pointed vegetables.
There’s a lot of waste. Chef Alford hates to see so much get thrown away. So he’s got
a request of Dr. van der Knaap.

“If we could get square carrots, it would be great. If you could get a nice long, a tomato
as long as a cucumber, where you could get 20 or 30 slices out of it, it would be great.”

In a country that loves hamburgers, Van der Knaap has heard that request before. But
the long, thin tomato hasn’t worked out just yet. She says there’s more genetics to be
studied.

Once we know all the genes responsible for making different shapes in tomatoes, Van
der Knaap says we’ll have a better idea of what controls the shape of other crops, such
peppers, cucumbers, and gourds.

And maybe then we’ll get those square carrots.

The United States Department of Agriculture surveyed farmers from 2002 to 2007.

During that time farmers stopped planting more than 16 million acres of farmland.

In some cases farmers retired. Or they just decided not to plant crops. Or sold the land to developers in sprawling areas.

Don Buckloh is with the American Farmland Trust. He says what happens to farmland should be important to people.

“They should be interested in whether good farm land is remaining available to produce the food they’re interested in eating. And then secondly just how strong is agriculture in the community as an economic force.”

While less land is being farmed, the USDA says there are more farms. The survey counted 291,000 new farms during that time. Most of those new farms are smaller operations.

It’s difficult to get political and financial backing for building big nuclear power plants.
But one company plans to build miniature nuclear reactors.

John Deal is the CEO of Hyperion.

He says the small reactor invented at the Los Alamos National Laboratory could be
useful for isolated areas. It could also be used by smaller cities to provide most of
their power needs.

“You might have a community of 20, 30, 40 thousand people and they can have their
own power plant. And then they might feed back their excess or draw down from
some centralized facility for when they’ve got power spikes or peak demand.”

There’s a lot of interest. But for right now Hyperion is not taking orders for the mini-
nukes from Western nations. Deal says Hyperion is first trying to bring power to
isolated areas in the developing world.

Today’s cattle are much bigger than they were back in the 1920s. They’ve been bred to
big and beefy. But, it turns out, you can actually produce more meat with the smaller
cattle.

Richard Gradwohl has been breeding miniature cattle for more than forty years. He
says with today’s larger beef cattle on five acres, you can produce 2400 pounds of
meat. He can raise as much as 7000 pounds of beef on that same five acres.

“It’s surprising to me how many large cattle breeders call me almost every day
because they’re interested in reducing the size of their animals to achieve more
feed efficiency.”

Gradwohl thinks the emphasis on breeding large cattle might be reversing.
