Bigger Not Always Better

In many areas of the country, small farms
are now the exception, not the norm. Farming,
especially with livestock, can mean thousands and
thousands of animals, and often distant, corporate
ownership. Even the smallest farms are pressured
to get bigger. So when a family decides to make
their farm smaller, they’re rebels. Kinna Ohman
reports:

thousands of animals, and often distant, corporate
ownership. Even the smallest farms are pressured
to get bigger. So when a family decides to make
their farm smaller, they’re rebels. Kinna Ohman
reports:

It’s five o’clock in the evening on the Hill’s dairy farm. Ray Hill just finished cleaning
out the milking equipment and is moving into the barn.

Cows look around curiously, and afternoon light streams through the windows. Hill
moves comfortably among these cows, calling each of them by name, and cleans their
udders for milking.

Ray Hill and his wife Stephanie are full time farmers. They milk ten cows, twice a day.
They sell raw milk and yogurt directly from their farm. But getting to this point hasn’t
been easy. To survive, they’ve had to step away from the conventional approach to dairy
farming.

When the Hills got into farming eight years ago, they listened to the advice of farm
experts. They had more than forty cows, a tractor, and were selling their farm’s milk to the
regional processors.

But within a couple of years, they were deep in debt. Hill says the experts told him to get
more cows. He says he couldn’t see how that would help.

“Financially it just didn’t work. There wasn’t money to hire help. I had a couple of
kids and my wife and we were all running ragged and it just wasn’t fun. And there
were many days where I threatened to sell every cow in the barn.”

It’s common for farm experts and even bankers to push family farmers like the Hills to
‘get big or get out.’ Darrell Emmick’s with the Natural Resources Conservation Service.
He says he’s seen regions lose more than fifty percent of their dairy farms when using
this conventional standard.

“Getting bigger or get out really didn’t help a lot of the farmers. They got bigger
and they still went out of business.”

For a farm to get bigger, farmers confine hundreds or even thousands of dairy cows inside
large barns. That means farmers spend a lot of money and time bringing food to their
animals and hauling manure away.

Darrell Emmick says that model of agriculture started
in the 1940s when fuel was pretty cheap. But these days, it makes good economic sense
for farmers to go back to letting their milk cows out of the big barns to eat grass.

“Nothing can harvest a ton of feed any cheaper than the cow or the sheep or the
horse can by itself. Bringing food to animals is something I think we’re going to see a lot
less of, especially here and now with fuel prices going over four dollars a gallon.”

The Hill’s have made that switch on their farm. Ray Hill says his cows are healthier. He
believes their milk is better quality, too. And he’s excited about providing healthy
food for his community. Ray Hill says he wants their farm to be a place where people
come to buy quality food, and definately let him know if they have concerns.

“I want to have control over how I take care of my animals. I want to have control
over how I process or don’t process my milk. I want to have control over the price,
the quality. If there’s a quality issue, it’s up to me to take care of it, not say ‘let me
call so and so.’ I don’t think you can find anyone who’d that would tell you I’d
rather talk to a corporate person than the person who produced my food.”

But bucking against the system is not easy. There are days when no one comes to their
farm to buy their milk or yogurt. The Hills know they’re taking a risk. But they feel, at
least they’re not at the mercy of the industry, the banks and the whims of the market.

And for now, that’s worth it.

The auto industry says, sales of new SUVs and light trucks have basically stalled and the
market is flooded with used models. That’s got used car dealerships across the country
offering owners about 20% less than their vehicles are worth.

Art Spinella, president of the auto research firm, CNW, says even at a steep discount,
Sport Utility Vehicles and light trucks are taking about a month longer to sell than they did a
year ago.

“If you need a sport utility for some reason, now is probably the best time to buy one. But
if you’re trying to sell a sport utility you may be better off just parking it and keeping it
until the market either turns around or the over supply that exists right now kind of dwindles down.”

Research shows a lot of SUV owners are deciding to not to drive them.

big retailer will soon be selling eco-friendly clothes:

The big-box retail store, Target, will soon be carrying a line of environmentally-
friendly clothes for women.

Tim Craig is Editor in Chief for the magazine “Retailing
Today.” He thinks if Target starts carrying eco-friendly clothes, other retailers will take
notice.

“Without a doubt there will be some me-too-ism. And they watch each other very
carefully. Certainly, Kohls and Target go back-and-forth as to who has the leadership position and I
wouldn’t put it past them to have some one-upsmanship, if you will, in the area of
offering sustainable, organic product.”

Craig says it’s unclear whether there’s a demand for those kinds of clothes. But for
women who want eco-friendly clothing, being able to see, touch, and try on clothes
before buying them might persuade them to skip ordering on the internet and instead shop at
the store.

Tree Farmer Makes Season Merrier

It’s that time of year again – parking lots across the country are filled with Christmas trees. Just about one out of every three people who celebrate Christmas buys a live tree. The Great Lakes Radio Consortium’s Mark Brush spent some time with one tree grower in the height of tree-selling season:

The Great Lakes Radio Consortium’s Mark Brush spent some time with one tree grower in the height of tree-selling season:

It’s a crisp afternoon at this Christmas tree lot. That generator you hear is powering the electric saws. The guys trim up the base of the tree so it’ll fit on a tree stand. Their hands are all blackened with sap and dirt from wrestling hundreds of trees off of the flat bed truck. They take the bundled trees, open them up, and stick them onto stands. They’ve created a makeshift forest in the middle of this strip mall parking lot. Customers wander through the forest searching for the perfect tree.

Duke Wagatha runs this tree lot in southeastern Michigan. He appears with his trees each year from his farm up north.


“We get here the weekend before Thanksgiving. Takes us probably about a week, or five days to set up. With the idea of opening the day after Thanksgiving. We like to let folks get one holiday out of the way and then we start on the next…”


He calls his business “Flat-Snoots Trees.” You couldn’t tell from looking at his face now, but he calls it “Flat-Snoots” to make light of a broken nose he suffered in high school.


Duke’s coveralls are all tarnished with pine needles and sap. And when he moves, you hear ringing from the bells on his hat. He moves between the trees in his parking lot forest telling his customers jokes and filling their heads with visions of Scotch Pine, Fraser Firs, and Blue Spruce.


Margaret Jahnke has been buying trees from Duke for more than six years.


“He just makes it really personable – and there was one year, it was really kind of warm and he had his Hawaiian shirt on and his straw hat, and he was out here partyin’ away! And I’m like, ‘Whoa!’ It’s fun to come… you know just to run in… you know to talk to him. And they’re really helpful!”


While they’re away from home, Duke and his crew live in a 1950’s vintage trailer. The trailer’s paint is faded, but Duke spruces it up for the holidays with wreaths and pine boughs. And when you step inside, the old lamps and rustic furniture make it seem as if you’ve stepped back in time.

“Whooo! It feels better in here doesn’t it? I needed a good excuse to get in here.”


The trailer also doubles as his office. Customers pay for their trees in here, and on occasion, they’ll have a complimentary nip of what Duke calls his “bad Schnapps.” Duke is from Mesick, a small rural town in northern Michigan. Christmas tree farming is big business in Michigan. The state is second only to Oregon in the number of acres that are in Christmas tree production.


Duke calls himself a small-time grower. He’s a carpenter by trade, but his work tends to dry up in the long winter months.


“It’s not enough to make a living for me and my family year-round, but it’s a good extra source of income… and, uh… winters are tough up there, so if you make a little bit of extra money – winters are tough and expensive. Living in the country, you know, like anybody, you got propane bills and all that, and it’s a little colder up there, so to make a little bit of money going into winter is pretty nice.”


A lot of work went into growing the trees that are now on his lot. Each summer, workers plod through the rows and rows of trees, swinging razor sharp machetes. They trim each tree to give them that classic, symmetrical, Christmas tree shape. And after about ten years, the trees are ready for harvest. They’re cut, they’re run through a baling machine, and they’re loaded onto trucks and shipped down to the lots.

Even though there’s a jovial atmosphere on the lot, there’s also a sense of urgency. After all, Duke only has a few weeks to sell trees that in many cases have taken more than ten years to grow. And while selling the trees is an important part of Duke’s income, he gets something else out of it. He enjoys making connections with the people who wander through his tree lot.


“Sometimes you get grumpy folks coming in, and it’s usually just because they’re overwhelmed with shopping… it’s cold out… they didn’t wear their long underwear or whatever… but we can usually get them turned around, you know, we have a little fun with them… like I say if we have to bring them to the trailer and have a shot of bad Schnapps with ’em, hey, that’s just fine too.”


It’s closing time at the tree lot. The workers are headed for a warmer space. Right now, Duke’s trailer is filled with his extended family and friends…

“Come on in! This is Duke’s family… it’s warm in here, huh?”


Duke will continue to sell his trees right up until Christmas Eve. Then, he’ll drive home to spend a few days with his family before he comes back to tear the lot down.


“It’s kind of like the circus coming to town. You build up your tree lot, you almost build like, well, I wouldn’t say a village, but a little spot where there was nothing, just, you know, an asphalt parking lot. And when we leave, there’s nothing left – we sweep ‘er up and go – so it’s almost like a mirage… were those guys really here?”

And so, they spring to their trucks and drive out of sight, knowing they’ve helped make the season merry night after night.

The Debate Over Mobile Home Parks

Some government officials say it’s an attempt to tax for the services used and to discourage mobile home parks from sprawling across former farm fields. But others wonder if higher taxes aren’t a form of discrimination against this kind of affordable housing. The Great Lakes Radio Consortium’s Chris McCarus reports:

Some government officials say it’s an attempt to tax for the services used and to discourage mobile home parks from sprawling across former farm fields. But others wonder if higher taxes aren’t a form of discrimination against this kind of affordable housing. The Great Lakes Radio Consortium’s Chris McCarus reports:

The Capital Crossings mobile home park sits on rolling farmland near an Interstate highway. The residents of the 15 homes have moved here either to retire or to make the 30 minute daily commute to nearby Lansing, Michigan. And more mobile homes are being pulled in.

Workers are building porches and attaching the skirting between the ground and the house. It’s supposed to show permanence, like a foundation. But mobile homes are not permanent. And mobile homes are not taxed the same way as other houses. They’re taxed like vehicles. Taxed when they’re purchased. Taxed when they’re sold. Still there are no property taxes on the homes. Only on the tiny lots on which they sit.


Some government officials say the $3 a month that these park residents have been paying for property taxes don’t cover the costs of police and fire protection or other government services. They want a tax hike to give local governments more money. Dave Morris is a farmer and the local township supervisor.


“We all have to pay our fair share for services such as sheriff, ambulance, fire department as well as schools. Schools is a big issue of course. And they aren’t paying their share. That’s all.”


But advocates for affordable housing say hiking taxes on mobile home residents is more likely just an attempt to discourage that kind of housing. They say zoning mobile homes out of existence has been tried, but taxing them out is a new idea. Higher taxes will likely lead to mobile home parks closing.”


John McIlwain is with the Urban Land Institute. He says as mobile home parks become more expensive to operate, their owners will sell off to subdivision or big box store developers.


“The numbers are going to be so attractive that the people who own mobile home parks are going to be much more interested in selling the land to a housing developer than in continuing to run the mobile home park. So in time the parks are probably going to disappear on their own anyway and trying to raise the taxes on them specifically is simply going to make that day come earlier.”


In Michigan there is a proposal to raise the taxes on mobile home sites four times higher. State Senator Valde Garcia says the $3 a month that mobile home park owners pay for each home site is not nearly enough.


“What we are trying to do is really change the tax structure so it’s fair to everyone. The system hasn’t changed in 45 years. It’s time we do so but we need to do it in a gradual manner.”


Senator Garcia’s colleagues in the state house have voted to raise the tax to $12 a month. He’d like to raise it to at least $40 a month. The mobile home park industry has hired a public relations firm to produce a video criticizing the tax increase.


“Site built homes pay sales tax only the materials used in their homes and don’t pay tax on resale. Manufactured home owners pay sales tax on materials, labor, transportation profit of a home and they pay sales tax every time a home is resold. ”


The two sides don’t agree on the math. Tim Dewitt of the Michigan Manufactured Housing Association says $3 a month sounds low because it doesn’t show hidden costs. The biggest cost comes when park owners have to pay the higher commercial property tax instead of the lower homestead tax. Dewitt says the park owners then pass the tax to the home owners whose average family income is only about $28,000 a year.


“That’s our worst fear. It could put people who could least afford any type of tax increase into a tough position.”


15 million people live in mobile home parks around the country. And different local governments have tried to find ways to increase taxes on mobile home parks. But Michigan is one of the first states to propose hiking taxes this much. State Senator Garcia says he is not trying to hurt the mobile home industry or make life harder for mobile home park residents. He dismisses the idea that he’s being pressured by wealthier constituents who don’t like to see the mobile home parks being developed.


John McIlwain of the Urban Land Institute says a bias against mobile home parks is part of the mentality that leads to sprawl. When people from the city and the suburbs move a little further into rural areas they want the look and feel of suburbia.


“The mobile home parks are no longer things that they want to see. And so they find ways to discourage those mobile home parks. The ones that are there try to see if they can be purchased, turned into stick built housing or otherwise discourage them and encourage them to move on elsewhere.”


But often the people who move in also want the shopping centers, restaurants and conveniences they once had instead of the mobile home parks.

Retailers market their products with attractive deals because they know it works. Great Lakes Radio Consortium commentator Julia King thinks it’s time to use that marketing magic to get more of us to “buy into” public transportation:

Go into any store these days and chances are you’ll find a bargain: buy two shirts and get
one free… or buy a burger and get another one half-price. Retailers market their products
with attractive deals because they know it works. Great Lakes Radio Consortium
commentator, Julia King, thinks it’s time to use that marketing magic to get more of us to
“buy into” public transportation:


A couple years back, my smallish Northern Indiana town got an honest-to-goodness
PUBLIC BUS. Progressive types started walkin’ a little taller, a little prouder – because,
well, when you have a BUS it means you live in a place where somebody cares.


Our bus is such a good thing, in fact, that people hate to talk about the one little problem:
(whisper) nobody ever rides it. Okay, that’s not exactly true. Last Tuesday, my
neighbor’s friend thought she saw someone in the very last row on the right hand side.


I’m just BARELY exaggerating. There are really only two kinds of people who ever get
on our bus: hardcore greenie tree-huggers… and those who have no other form of
transportation.


So, now, with tight government budgets and higher gas prices, some cost-conscious
citizens are rightly taking a closer look at our not-so-public public transportation.


In a letter to a local paper, one man put it this way: “I would prefer not having taxpayers’
dollars go literally up in fumes.” He suggested we have two choices: put the bus out of
its misery, or get more people to RIDE it.


According to the American Public Transportation Association, we could reduce our oil
dependence by about 40% – almost the amount we import from Saudi Arabia in a year –
if Americans would use public transportation for just 10% of our daily travel.


You know, radio stations hand out cash and concert tickets to attract listeners; television
stations lure viewers with home makeovers; cola companies entice customers with
everything from free soda to a chance at a BILLION dollars.


What do bus riders get for their trouble? Hmmm? Oh yeah – more trouble. If it’s hot, or
cold, or raining, and there’s a comfortable car ten feet away in the garage, taking a bus is
work.


In large cities, where drivers compete for rare and costly parking spaces, public
transportation offers tangible rewards in the way of convenience and affordability. But in
communities with plenty of space and manageable traffic – if you have a car – the only
reasons to ride a bus are long-term, big picture, goody-goody reasons like ozone
reduction, energy conservation and curbing global warming.


Here’s where the public sector can use a little private-sector know-how. Catchy jingles,
cash prizes, gift certificates at shops along the bus routes, maybe chocolate
riders need something in the here and now. Like anything else Americans buy, public
transportation is a product. It’s time to start selling it.
