We’ve been following Matt Grocoff with Greenovation.TV as he tries to make his home the oldest net-zero energy house in America. Last time we talked to him, instead of replacing his windows, he was refurbishing the 110-year-old wood framed windows. Lester Graham checked to see just how well that worked.

The old windows in Matt’s house were drafty, but he didn’t like the idea of all the resources, energy and cost that replacing the windows meant. He got some help and took them apart, got them working right, painted them, and sealed the window panes the gaps. Today is the big test.

LG: “What kind of improvement did just refurbishing the old windows do for the house?”

NH: “Roughly two-thirds the air infiltration was reduced.”

LG: “Is this typical when you see a house just replace the windows?”

NH: “I have never seen this before. I am very impressed with the amount of leakage that was reduced from this repair. This is really, really impressive.”

So a 66-percent reduction in air infiltration by just fixing up the old windows.
Matt Grocoff is pretty happy.

MG: “I think it’s a lot better than new windows because we’ve proven you can make these old windows way more energy efficient and for a lot less money.”
LG: “But that’s not today’s project. Today’s project is putting these storm windows on which, I have to say, really look nice.”

MG: “It looks great! The house looks amazing right now, and especially in a historic district, putting a good storm window on is accepted by a lot of historic associations. The big bang for the buck that we’re going to get out of these storm windows is the Low-E glass that we have and a little bit of thermal insulation by creating a secondary glazing. What that means is that we have almost the equivelent of a dual-pane window.”

LG: “You mentioned Low-E glass. What’s that and what does it do?”

MG: “Low-E stands for low emissivity and what that means is that Low-E glass is just an invisible coating that keeps the heat from coming into your house and heating it up like a greenhouse. I can show you right here. If you put your hand here, we’ve got just a single pane up right now.”

LG: “Yeah, I can feel the sunshine coming through.”

MG: “And you can feel the sill, and you switch this up, pull the sill down with the Low-E glass, you can feel almost instantly how much cooler it is. You don’t get that greenhouse heat coming through.”

LG: “Cool.”

MG: “The other cool benefit is that it filters out all the UV light so it prevents your furniture from getting bleached and everything. We’ve got that red sofa over there facing a south wall. So, we could use all the help we can to help our furniture from fading.”

I don’t know about you, but when I think about storm windows, I think of those old bare aluminum windows that just weren’t all that attractive. Those days are past. Bill Trapp with the George W. Trapp Company supplied these new windows… and he says they come in a lot of colors to match paint schemes.

BT: “And we have people from all over the country calling us right now, getting storm windows in grey and red and green and all these different colors. And also, there are different levels of storm windows as well and I like to think we make the tightest one out there.”
LG: “Well, I can’t verify that, but they did pass the ole Matt Grocoff test, so Matt that’s the windows. Thanks, and I’ll talk to you on your next project on the house.”

MG: “Thank you, Lester, and here’s to staying cool.”

You might have heard the Sears Tower

Tower. But there’s more changing for
America’s tallest skyscraper. Soon,
the Willis Tower will start an environmental
facelift that could cut eighty-percent
of its energy use. You might wonder:
what could a homeowner learn from what
the Willis Tower is doing? Shawn Allee thought it wouldn’t hurt to ask,
and went on a tour for the answer:

the Willis Tower is doing? Shawn Allee thought it wouldn’t hurt to ask,
and went on a tour for the answer:

One of the co-owners of the Willis Tower is John Huston. He says there’s plenty for
people to learn from the tower’s green rehab plans. To start – we’re at the base of the
tower, and we’re craning our necks up.

“We’re facing north. We’re looking at a hundred and ten floors, so that’s 16
thousand windows in total.”

Huston says those windows are the old single-paned kind common in 1974 – back
when the Willis Tower was finished. In the summer, the windows let heat in, and
during the winter, they let heat escape. And that black metal you see in photos? It
does the same thing.

Huston: “The building is clad in aluminum if you went outside in the winter, you
certainly wouldn’t want to wear an aluminum ski jacket.”

Allee: “You’d freeze.”

Huston: “Exactly.”

So, Huston says the first thing they’re gonna do at the Willis Tower is what he calls
“tighten the building’s envelope.” It means insulating the building from the outer
walls and replacing the windows – all sixteen thousand of ’em.

“It’s an incredible job. That’s what we have to change in order to conserve the 80%
of energy that we anticipate doing.”

Huston says energy consultants pretty much give homeowners the same energy
advice. He says, the nice thing is, once you do that it’s easier to figure out what’s
next.

“Watch your step.”

Huston takes me into the guts of the Willis Tower. This is where it’s heated and
cooled. He says since the building’s gonna waste less energy, he won’t need such
powerful equipment.

Huston: “A lot of what’s in here will disappear or shrink.”

Allee: “So what is this?”

Huston: “This is an electric boiler. It provides hot water to heat the building. Each
one of these consumes enough electricity to heat and light a town of 6,000 people.
We have eight of these throughout the building. It’s not just the boilers. in this
section behind us, you have all the pumps that move hot water throughout the
building. Each one of those pumps is hooked to an electric motor, and 50% of them
can be eliminated.”

Huston says the take-away here is that once a building requires less energy to heat
and cool it, the other savings can kind of cascade from that.

But there’s another lesson homeowners can learn from the Willis Tower’s green
rehab.

The architecture firm that planned this project is called Smith and Gill. Gordan
Gill tells me, their work was made easier by the fact the Willis Tower owners keep
records of their power use.

“When you’re designing something new, you’re predicting the performance of
something. Here, you can actually test it, since you have records of how much
energy was spent, how much energy was used – you know where you stand, exactly.
And so now, you can do mock-ups and tests and things like that.”

Gill says that’s a good reason for homeowners to hold onto their power and heating
bills, too. He says if you’re confident in your actual costs and likely savings, you’re
more likely to follow through with your rehab project.

“And that’s important because you’re avoiding the obsolescence of these buildings,
and I think that’s true from everything like Willis to people’s houses.”

again. Each year, more homeowners choose the replacement windows, often made from vinyl or aluminum. Shawn Allee found some historical preservationists want homeowners to think twice about that:

If you think century-old windows have to be rickety and leaky, Jack
Spicer would like you to come to his place.

He’s eager to show off windows on his Chicago two-flat, built in 1908.

“So, here’s an example of the way an old-fashioned wood window
looks from the outside a hundred years later. These windows are
longer-lasting and obviously better looking than any replacement window you
can find.”

It’s no surprise Spicer makes this pitch.
He’s with a group called Preservation Chicago, and he’s on a campaign
to save wood-frame windows from the onslaught of vinyl and aluminum-framed
replacements.

Spicer’s losing ground, even in his own neighborhood.

“This apartment building replaced their windows. The next building
replaced all their windows. If you look across the street at this huge
courtyard building, there’re about 48 units in there. Those windows were
fine, and those windows are now trashed. They went into a dumpster and are
now in a landfill somewhere.”

But if old wood-framed windows are so great, why do so many US homeowners
replace them?

“Somebody told them it would save them money if you put in brand-new
replacement windows. Everybody’s taught that – you read about it, you
see the ads. All the replacement window (companies) tell you, if you’re
American and you love your children, you’ll replace your windows. Well,
we’re getting over that now, I hope.”

Spicer insists replacing your windows is not an environmental slam dunk.

He says if old wood-frame windows are properly sealed and have storm
windows, they’ll hold heat almost as well as replacements.

I ask Spicer for numbers on this, and he sends me to Mike Jackson, with
Illinois’ Historic Preservation Agency.

“Several years ago, Vermont as a state did a study and they looked
at repairing windows, adding storm windows, replacing windows, and what it
really came down to was, how leaky are your windows? If they were
reasonably tight, there wasn’t a lot of savings to replacing your windows
at all.”

Jackson says a new furnace or insulation are better pay-offs, and
replacement windows often last just a few decades.

“We’re throwing away items that lasted for a hundred years with
simple technologies and replacing them with more complex things with
shorter life spans. In our line, the reason they call them replacement
windows is because you have to keep replacing them.”

Well, people in the replacement window industry don’t take kindly to
this.

One rep told me the short life span of replacement windows is overblown –
high quality ones last longer.
And he told me, if energy prices rise in the future, replacement windows
become more competitive.

So, is it worth replacing old, wooden windows?

“There’re many factors and that’s why it’s, in our opinion,
not so clear-cut.”

Christian Kohler studies window technology at the Lawrence-Berkeley
National Laboratory.

He says replacement windows are better on energy, but it could take decades
to get a good payback and by that time, you might need to replace them
again.

Anyway, Kohler says there’s an alternative.

If your wood windows are in good condition, you can add storm windows that
have what’s called a “low – E” coating.
The coating helps retain heat.

“It’s applied to glass and it’s virtually invisible. It
doesn’t have a color or anything.”

Kohler says if preservationists want to keep wood windows around on account
of their looks or long-term value, it still makes sense to crack down on
leaks and get good storm windows.

It doesn’t make sense to waste energy on account of beauty when you
don’t have to.

Some researchers say they’ve found a way to make every window

in a building gather solar energy. Lester Graham reports:

MIT engineers say they can coat plastic or glass to redirect sunlight to the edges of a
window – to solar cells.

Instead of using a whole panel of expensive solar cells, the cells could just be aligned
just along the edges. The system could be used for solar panels, or could be used as
windows on tall glass paneled buildings.

Marc Baldo is the team leader at MIT.

“We think that this is a very practical and simple technology. It just relies on simple
coating processes. We have to develop techniques to, you know, manufacture and
integrate solar cells on the edges. But we’re optimistic that this might be useful within,
sort of, two to three year time frame.”

The researchers outlined their findings in the journal, Science. They say the focused
light at the edges really increases the electrical power obtained from each solar cell.

energy use by 15% a decade. But Lisa Ann
Pinkerton reports many people don’t realize it’s
an option:

Experts call energy efficiency the invisible powerhouse. They say people and policy
makers don’t notice efficiency as an energy solution, because its impacts aren’t
tracked. Plus, it’s an option that’s built into things like energy efficient windows and
appliances.

“Energy efficiency is imbedded in all of the products that we use every day that we don’t
generally see it.”

That’s Karon Ehrhart-Martinez, co-author of a new report from the American
Council for an Energy Efficient Economy.

She compiled data from 2004, the most recent available, and found 300 billion
dollars of investment saved the same amount of energy that 40 power plants could
generate in a year. Ehrhart-Martinez says that’s just a fraction of the energy we
could save, if we chose more energy efficient options when we buy.

Every year, Americans build about one and a half million single-family homes. One researcher says a lot of these houses are simply too big for American families and the environment. The Great Lakes Radio Consortium’s Shawn Allee reports:


When energy-conscious homebuyers look for a new house, they usually check for the right things: high-tech insulation, special windows, high-efficiency furnaces.


But one researcher suggests these homebuyers waste energy by buying more house than they need. Alex Wilson compared the size and efficiency of American homes for MIT’s Journal of Industrial Ecology. He says, since 1950, American families shrank by twenty-five percent, but their houses are now twice as large.


“If we’re significantly increasing the house size, our energy bills are still going to go up. So we lose the benefits that we would otherwise realize through these better technologies.”


He does hold out hope for bucking the trend toward miniature mansions. A number of architects want to make smaller homes more attractive through higher-quality design and materials.

she finds as the temperatures rise, her concerns for the
environment evaporate.


Every year – late spring – I start my annual denial of the fact that I need air conditioning.
The problem is, I really relate to the people who wave it away and say, all you need is a ceiling fan and nice cold glass of water.


Like my friend Ross, who has no air conditioning on the job as a home renovator, and no air conditioner at home, either.


“Well, it’s not really anything ethical. I just find that recycled air, it sort of smells bad. And I would prefer breathing steamy but clean air to cooled but stale air.”


Ross is one of those people who thinks it’s silly to use air conditioning where we live, which is in Ottawa, Canada. I mean, come on, we might only have a couple of weeks of hot weather. And in the beginning, I try to do without.


I have fans. I drink iced lattes. I take cool baths.


But the truth is, I can’t take it. My brain just stops functioning properly. Like the time my husband came home to find me trying to work at the computer in tears, because I was so hot. Meanwhile, the air conditioner is in the window, but I was refusing to turn it on.


Part of it is that I’m worried about the impact on the environment. I talked to Corey Diamond at the Clean Air Foundation in Toronto and asked him how bad is air conditioning really?
He agreed it uses a lot of electricity, but even worse, he says we’re all using it at the same time.


“Everybody sort of comes home at five o’clock, turns on their air conditioning, and we get to a point where the electricity grid is at the peak demand that it can access. What ends up happening is when people are demanding more power, they have to use as much coal as they can to meet that demand.”


And that means more pollution, which leads to smog, health problems and maybe even climate change.
Despite that, I recently decided I had to have air conditioning in my car – both for my own comfort and the safety of other drivers.


I tend to get disoriented in the heat. I usually relied on a bottle of ice water between my knees and the windows wide open. About an hour later, I’d be taking the wrong exit off the highway.


So, I recently took my 1990 Honda Accord into the shop to find out if they could fix it. I was prepared to spend a few hundred dollars, maybe more. Then they call back with a quote of one thousand eight hundred dollars.


That’s probably more than my car is worth. The guy on the phone says at that price, he won’t let me get it fixed, even if I want to. So the car is out of the question. But at home, the heat creeps into my living room, and the temptation becomes too great.


Third day of plus 85 temperatures… What more do I have to say?

My 18 month old daughter stands in front of the air conditioner. She reaches her arms towards it. She basks in its coolness.


“How does that feel? Good… good…good!”


I’ve given in to my weaker self. But I’m still determined to use the air conditioner sparingly.
Corey Diamond at the Clean Air Foundation gave me a bunch of ideas on how to do that.


“Keep the blinds drawn during the day. You want to install some ceiling fans if you have some. And lastly, you can add a timer to your air conditioner. You sort of set it to come on at four o’clock and if you get home at five o’clock from work, your house is cool, but it hasn’t been cooled all day.”


At first, Diamond’s group tried to get people to stop using air conditioning. That didn’t work. So they switched gears. They started a program in Toronto where you can trade in your old, inefficient air conditioner for a rebate on a new one. Diamond says the newer ones use as much as 70 percent less electricity.


So as I sit here, telling you this story, I have a new air conditioner with an Energy Star sticker on it.
Which means either the Canadian or American government deemed it more efficient. I do kind of feel like I’m working in a wind tunnel. And I miss the sounds of the birds and squirrels outside my window. But yet, I feel comfortable.


Now I’m reluctant to turn the air conditioner off.

Designing Bird-Friendly Buildings

Now a group of bird watchers, biologists and architects are working together, hoping to lower the death toll. The Great Lakes Radio Consortium Lynette Kalsnes has the story:


If you call the group the Chicago Bird Collision Monitors, you’ll hear this message:


“If you have found an injured bird, please place the
bird gently in the bottom of a brown paper sack. A
grocery bag is just fine. Please put the bag with the bird in it in a quiet, dark place that’s warm. Inside, please.”


That’s the voice of the group’s founder and director Robbie Hunsinger. She’s followed those same instructions herself hundreds of times.


During migration season, in a single night, thousands
of birds fly over Chicago. They are attracted to the
lights on tall buildings and crash into the windows.
Hunsinger and other volunteers get up before dawn so
they can rescue the injured birds before the rats and
gulls get them.


After a morning of picking up injured birds, Hunsinger
has filled her car with brown paper bags containing
hurt swallows and cuckoos. Then, she’s driven up to 3
hours round-trip to get the birds to wildlife
rehabilitators.


She’s even cared for some of those birds herself.
Hunsinger has filled her music studio with mesh cages
and used up all her dishes for food and water. She says she decided to do something to help the birds three years ago after she saw 80 dead birds one morning in just a small area downtown.


“It was horrendous. Everywhere we looked, there were
birds, and they kept coming down. They were still
hitting when we were out there. So you’re standing
there, and birds were falling out of the sky.”


Hunsinger says she found the fallen birds clustered on
the sidewalks just as the busy city began to wake.


“It was rather surrealistic. Especially as the sun
started came up, and people started coming to work.
People were stepping over birds everywhere. People in
suits, people in high heels, coming in from the train
stations, going to their jobs in the Loop.”


Hunsinger says something changed in her that day. She
says she could no longer be an armchair
conservationist.
So, she formed a group of volunteers to help her save
the birds.


But rescuing injured birds didn’t seem to be enough.
Now she’s working with biologists, architects and bird-watchers to make buildings safer for birds.


Chicago already asks the managers of its tall
buildings to turn out the lights at night during
migration to avoid attracting the birds. But it’s
become clear that something more has to be done to
prevent so many birds from crashing into the building
windows.


This spring, the city and the Chicago Ornithological
Society will host what’s believed to be the first
conference on bird-friendly design. Those who’ve studied it say the problem is that birds
don’t recognize glass.


“The glass surface will act as a perfect mirror.”


That’s biology professor Daniel Klem Jr. of Muhlenberg College in Pennsylvania. He estimates that collisions with windows kill a billion birds a year in the U.S.


“A bird is not capable of determining that that image
on the glass surface is not a real tree. It attempts
to fly to it. Or it attempts to fly to light seen in
the window, as if it was a passageway to safety. And
the bird gets whacked and dies.”


Klem says installing windows at an angle or using
patterned glass can help. So can shades or
decals. Klem’s also pushing for research to develop special
glass or coatings that would be invisible to humans
but visible to birds.


It’s a new field. Limiting bird crashes isn’t part of
building design. Ellen Grimes is an assistant architecture professor at
the University of Illinois at Chicago. Grimes says
architects think about light, heat, power, water and
human traffic, but not bird traffic.


“When architects have approached sustainable design,
it’s been an engineering question. But there has not been a lot of consideration of
the biological interactions.”


Grimes acknowledges the issue of protecting birds
might be a hard sell because it might mean
compromising other design elements. But she’s hoping bird friendly design becomes as much
a part of green buildings as energy efficiency.


The rescue group’s Robbie Hunsinger says we share the
migrating birds with other nations. We have an
obligation to be good stewards of the birds.


“This can be fixed. These our our buildings. And we
should do it. We, by God, should do it.”


Meanwhile. Hunsinger is among a group of bird
watchers pushing for a center in downtown Chicago to
care for injured birds that collide with the building
windows. She’d like to keep the cages out of her home music
studio so she can actually practice music.
